You'll do fine ! My partner and I earn 70k between us and from that we have to pay a mortgage and transport.

Despite these additional costs we have a very good life. We eat out twice a week, holiday at least three times a year and seldom have to think twice before buying things we want.

42k is a decent salary, particularly if your housing costs are included. Enjoy yourself - but remember to stay safe an don't let people take advantageof your generosity.

For your own sake, please AVOID areas with postcodes starting with "E" (E1, E15, etc..) like a plague, especially if they come under the London Borough of Newham.

You could ask if your school/college arranges their own accommodation. It is safe, rates will be very competitive and it is also fun living with friends.

The usualy set up is an individual owns the property and an agency rent out, advertises for and manages the property. But sometimes the landlord manages it themself.

If you're looking for a flat on your own then find the area you want to live and contact a local estate agent. You can do this by a google search. If you want a flat share (which many students do due to the stupid price of rent in London) then have a look on gumtree which is alot like your craigslist, as you have done, or http://www.easylondonaccommodation.com and search for flatshares.

I would recommend using an agency because they are more likely to have the paperwork covered and will generally deal with problems quicker as it's their job.

I've rented in London for years and always went through an agent. But as long as you read and sign a proper tenancy agreement, check their inventory checklist before you move in so they cant withhold your deposit for untrue damages, then you should be fine. I've lived in USA too and it all works much the same.

Oh I should say, most agents need a reference (for their own insurance) and get you to fill in details on a form they send to a referencing company like Homelet. If you have not lived in the UK before then the referencing can be difficult. Most companys bypass this by getting you to pay 3-6 months rent upfront so no reference is needed.

You shouldnt have a problem finding a place, there are lots going but they do go quick. My advice would be to come here, stay in a hotel for 2 weeks while you view properties and then rent one. London can vary drastically street to street so viewing is important. Good luck!
