Bolt things down that are removable. My experience with apts less than 400 square feet was lots of people problems. Do background checks and charge good deposit and higher rent than a longer term lease apartment would bring in. Police the property well. Have it well lit. Police their guests. Have written into the rental agreement 'The tenant is responsible for their behavior and their guests behavior. Any damage caused by guests will be billed to tenant.' No visiting pets must have pet deposit on file. Only cats or dogs or assisted living animals. No reptiles, exotics, birds, or anything not indigenous to this part of the state. Good Luck

I live in Louisville, but unfortunately have my summer room already rented. However, I am 22, F, and have lived here for about 5 years, my best advice is to check craigslist for rooms. Sounds scary, I know. But many students needing to fill their roommates' rooms will post there. Let me know if you need any advice about parts of town or where to avoid. Look in the classified ads of the local newspaper. It shouldn't be too hard to find a place to live and negotiate a short lease in these economic times.
