Do not send money to this person. This is most likely a scam. Any money you send will be lost forever. The biggest indicators are the attachment with passport details and the fact that they asked for an entire years rent in advance by bank transaction, without ever meeting you. Even if a transaction is done through your bank, once they have your money, it is gone forever. Your best bet is to find someone who will hold a room for you for a nominal fee, and then pay the rest of the deposit and the first months rent when you get there and can see the room and meet the person who is renting it out.
