You can take the Bakerloo line (brownline) South to Picadilly
Take the Waterloo line (blackline) to Waterloo

OR.... walk south (toward Nelson's column, man on a pillar) on Regent Street (it's a long arc road with the Apple store and Toy shop along it) You'll hit Picadilly. YOu can't miss it! Take the road by the Lillywhites sporting goods store and theatres, HAYMARKET, all the way down.. south, still heading towards the BigBen... You'll hit Trafalgar Square.... walk through it towards the road directly infront of the gallery WHITEHALL... all the way down and you'll see HUNGERFORD footbridge... alll suspension like.. CROSS IT. there is waterloo.

I used to live in Earlsfield. It's 10 mins on the over head train from Waterloo. No tube from there, but frankly it's a 5 min walk to the train station, which is 3 stops from Waterloo.

Bars and restaurants aplenty in the area, and Sainsburys and a Virgin Gym down the road.

If you need the tube, there is one at Tooting Broadway.

Earlsfield is a nice area. It's between Tooting and Wandsworth which are not the nicest of areas, but Earlsfield is nice and is near Wimbledon and not too far from Richmond etc.

I recommend it, I could get to my office in the city in 45 mins (including walk to station) and all overhead and by bus....no tube. That's a plus in my book. But then the tube does run late to Tooting if necessary and it's 5 mins on the bus to Earlsfield from there.

AND....the fact that it's not on a direct tube line means that you get more for your money when it comes to accomodation.

Just my recommendation, no clue about other areas, but I liked it there.

You can do several things. First of all, document your attempts to contact the landlord. If you have been doing this by email, save them. You should send a letter outlining the maintenance issues. If the landlord does not remedy them, you can apply to the Landlord & Tenant Board for a remedy, which could include an abatement of rent, an order to repair or a fine to the landlord.

You could also contact the City of Waterloo property standards department who will come and inspect and can issue a work order. If this is a licensed student dwelling, they can insist on the standards that are set for those. If not licensed, they can force the landlord to bring it up to the standards and become properly licensed.
