how long it takes will depends on what you are looking for and how you go about it. Are you wanting to flatshare or get a place to yourself? are you a student or a professional? which areas are you looking to rent in?

If you are looking for a speedy entry you should try looking on www.edinburgh.gumtree.com there are loads of flats there and a lot of them have entry dates that are nearly immediate.

But remember - NEVER hand over money without viewing a property first
- NEVER hand over money without having a lease signed and witnessed first

many of the people using sites like gumtree are totally legitimate but others are there to scam you. If you are in any doubts about a lease taking it down to citizens advice before you sign it. They will let you know if they think there is something wrong with it

The judgement from SC shows that owner can ask for increase of rent.Without going into more details of it, owner can always ask the tenant reasonable increase on an yearly basis.There will not be any problem as long as relations are good between the both.you can write to them.Be realistic in asking.
