HA's are quite fair in their dealings when allowed a free rein from their local authority. It wouldnt hurt to ask them for advice. And as you state you need to relocate on welfare grounds (nearer to family) they will more than likely do what they can to help you out

I expect they will have many contacts on their waiting list of people who would be happy to move into your flat. You dont know of them because they are not advertising for an exchange

So make sure your housing officer (if you have one) is aware of your needs

Snobbery...it's as simple as that, most people on benefits are respectable people who are down on their luck...I think a lot of it is that the landlords don't want to declare the property so that they dont have to pay taxes

Letting agents only act on behalf of landlords, so whilst many may initially say they don't want you as a client, you can still ask them to raise the subject with the landlords they represent, who may themselves accept you on their own terms.

It depends what you have in the way of savings - if you aren't currently employed most landlords would request you have at least enough to cover six month's rent taking into account all your other expenses, if not enough for the length of the entire tenancy. Some landlords will request you pay a certain number of months upfront, or hand over a very large security deposit. It's all going to depend.
