Good Luck! I hate to discourage you but here goes. I went to school and past the State and Fed exams the first try. Well, since mostly there are foreclosures these days, there isn't much happening. I studied hard and even got the word and solicted I was a real estate agent. Nothing is moving.
I hope you do better than I. I hope you are told about the yearly Real estate association fees and the other fees if you get in with a company with a multiple listing service (MLS). Once your out of school it'll cost you about $800 to $1000 more. I hope you have some listings already lined up by family or friends.

I don't know what state your in, but some states have HOMES magazines with many sales ads in it.
You can also get on your computer and look up real estate businesses in your area. They have many ads describing there homes for sale. Also, Look under the agents with most experience.

Unfortunately, you can not withold rent. This could result in you being evicted under section 8 of the 1988 Housing Act.

Your landlord has an obligation to repair the bath under section 11 of the 1985 Landlord & Tenant Act.

If there are more than 4 let rooms, it should be licensed as a 'House in Multiple Occupation' by the council. Some councils requre smaller properties to be licensed too. The HMO officer at your local council may be able to make the landlord repair the bath etc.

You may also be able to get help from the Environmental Health Officer at the council.
