I like students, you can laugh with them a lot easier than families, and unlike familiies, the first person not to get paid when they have a fight, you are the first not to get paid.

Students have their parents helping them, and figure on paying the rent, They also know that if you turn them in to the credit agency that it could affect their job search.

Students may move yearly, but are really pretty good. You might have a few extra repairs to make, and more painting, but you can also charge a bit more to cover that.

Photograph any damage done on move out, and clean it up, send pics with deposit withheld refunds.
