It would depend on when you have to start making payments on your deferred student loan as to if it would affect your ratio. If the deferment is more than 30-60 days then it might not be counted against your debts that are on your credit report. The student loan that you are currently making the monthly payments on would count against your debt ratio.

We Answered:

Yes, payments are deferred for undergrad loans you took out when you are in grad school. In order for your loans to be deferred, you must be enrolled at least half time and taking a class or two at a community college prob won't count for that.

It doesn't depend on the lender, they ALL see it as present debt because it will eventually have to be paid back and is a PRESENT obligation.

That is STANDARD Freddie Mac and Fannie Mae underwriting guidelines.

Deferrments are only good for 12 months, and if the payment isn't listed on the credit report, the underwriter will calculate 1% of the loan balance and use that for the monthly payment.

It's the same with leased cars, if it's on the credit report, they will hit you with the payment.

You can go to another lender, but you will get the same story.
